In law suite
A self contained space with its own bathroom, sometimes its own entrance.
Rules vary by city. We work inside them rather than around them.
Family room or sunroom
Living space that opens onto the garden.
Glazing and orientation decide whether it is usable in August. Worth planning carefully.
Second storey
Building up when the lot will not let you build out.
Structural work first. The existing foundations and framing have to carry it.
Media or games room
A room that can be dark and quiet.
Easier to do well in a basement or over a garage than in the middle of the house.
Garage apartment or bonus room
Converting or extending above an existing structure.
Often the cheapest square footage available on a lot.
Planning it
Two things that catch people out
The stairs may have to move
Adding rooms sometimes means repositioning the staircase, depending on the floor plan.
Centrally placed stairs are the efficient answer: bedrooms, bathrooms and a games room can all come off one landing.
Small spaces are worth hunting for
A half bath fits into space you are already not using.
Under the stairs, a deep closet, an attic bonus space. A mudroom off the entry is the other one people wish they had done.
